01 Day 1–2

Initial Enquiry

Every great space begins with a conversation.

Contact us through our intake form or by phone. We respond within one business day to schedule a discovery call. During this call, we listen carefully — understanding your business, your brand, your operational requirements, and your vision for the space.

02 Week 1

Site Survey & Analysis

We study the space before we design it.

Our team conducts a thorough on-site survey — taking precise measurements, assessing structural conditions, reviewing services (electrical, plumbing, HVAC), identifying constraints, and understanding the building regulations that apply. Nothing is assumed; everything is verified.

03 Weeks 2–3

Concept Design

Where the vision takes shape.

Our design team develops concept proposals that respond to your brief, your brand, and the site's potential. We present multiple directions — layout options, material palettes, mood boards, and high-level cost estimates. This is your chance to explore, challenge, and refine.

04 Weeks 4–6

Design Development

Precision replaces approximation.

Once a concept is approved, we develop it into detailed design drawings — fully dimensioned plans, elevations, section details, lighting layouts, and materials specifications. 3D renders show exactly how every corner of the space will look and feel. Nothing proceeds to construction without your sign-off.

05 Weeks 6–8

Approvals & Pre-Construction

All paperwork done so you can focus on your business.

We handle authority approvals, building permits, and any landlord consent requirements. Simultaneously, we finalise trade procurement, order long-lead items, and mobilise our construction team. You are kept fully informed at every step with weekly written updates.

06 Weeks 8–16

Construction & Build

Execution with zero compromises.

Our site team builds to the approved drawings with meticulous quality control. Your dedicated project manager is on site daily, holding weekly client progress meetings and providing photographic reports. All variations must be approved in writing before proceeding — no surprises.

07 Final week

Snagging & Handover

We don't stop until it's perfect.

A formal snagging inspection is carried out with you on site. Every item is documented, addressed, and re-inspected before we issue our completion certificate. We provide a full handover pack including all manuals, warranties, supplier contacts, and maintenance recommendations.

FAQ

Common questions

How long does a typical fit-out take?

Project timelines vary significantly based on size and complexity. A small retail fit-out (under 2,000 sq ft) may take 8–12 weeks from design to handover. A large corporate fit-out may take 20–28 weeks. We provide a detailed programme before any work begins.

Do you work on projects outside Colombo?

Yes. While our studio is based in Colombo, we regularly undertake projects across Sri Lanka — Galle, Kandy, Negombo, and resort locations. We also have the capability to support regional projects in the Maldives and South Asia.

What's your minimum project size?

We typically work on projects from LKR 5 million upwards. This threshold ensures we can dedicate the appropriate team and resources to deliver quality outcomes.

Do you offer design-only services?

Our core offering is design-build — we believe the quality of execution depends on having the same team responsible for design. However, in select cases, we do offer space planning and detailed design services independently.

Can we work to a specific budget?

Absolutely. We work to fixed budgets and provide transparent, itemised quotes. Any scope changes are documented as formal variations with your approval required before any cost is incurred.
