Landmark Estates was established in 2006 by a small group of property professionals who had grown frustrated with an industry that measured success by volume. They believed — and still believe — that the opposite is true: that less, done with extraordinary care, is worth infinitely more.
We began in Colombo, working quietly with a handful of clients who had been let down by agencies more interested in fees than in finding the right home. Word moved slowly through private networks. Our first decade was marked not by growth, but by deepening trust with the clients we already had.
By 2014, that trust had earned us our first international mandate — a family seeking a second residence in Singapore. By 2018, we had established a quiet presence in London. Today, we operate across three markets. Our client list has never been published. It never will be.

Our History

2006
Founded in Colombo
Three advisors. A shared conviction that the residential market needed a different kind of agency — one that measured success by the quality of each outcome, not the quantity of transactions.
2010
First Off-Market Division
We formalised our off-market practice, creating a dedicated function for properties that are never publicly listed. This division now accounts for over 60% of our annual placement volume.
2014
Singapore Presence
Our first international mandate brought us to Singapore, where we established a permanent advisory presence serving clients across Southeast Asia seeking Sri Lankan properties, and vice versa.
2018
London Office
We opened quietly in Chelsea, serving a small number of Sri Lankan diaspora and international clients seeking properties in the UK, and British and European clients seeking residences in South Asia.
Today
Three Markets. One Standard.
Colombo, Singapore, London. USD 4.2 billion in placements. A client list that reads like a private members' club and will never be published. The same three values: discretion, excellence, and the courage to say no.

Rohan De Silva
Twenty-two years in residential property advisory across Sri Lanka, Singapore, and the UK. Rohan founded Landmark Estates in 2006 after working at a leading London property consultancy.
Head of Acquisitions, Colombo
Priya Jayawardena
A chartered surveyor and former investment banker. Priya leads our Sri Lankan acquisition and valuation practice, bringing financial rigour to every mandate.
Director, Singapore & Asia-Pacific
Marcus Wei
Marcus oversees our Singapore office and all Asia-Pacific mandates. He previously led residential advisory at a global real estate firm in Hong Kong.
What We Believe
Three principles.
No exceptions.
Discretion is everything.
We have never publicised a client's name. We have never shared a client's details. We have refused — and will continue to refuse — any request that would compromise the privacy of those who trust us with their most significant decisions.
Excellence over volume.
We take on fewer mandates than our capacity would allow. Every engagement receives the full attention of a senior advisor, from initial brief to final completion. We have never failed to complete a mandate we accepted.
The right outcome, always.
Our compensation is never the primary driver of our advice. If the right property for a client does not exist in the current market, we say so. We have walked away from significant fees to protect a client from a poor decision. We would do so again.
