The first-timer's guide

Every step, explained
in plain language.

From "I'm thinking about it" to keys in hand. We break down the entire home-buying process into 10 clear steps across 3 phases — with honest insider tips at every turn.

Phase 1

Getting Ready

01
Day 1

Book your free consultation

Your journey begins with a conversation. We want to understand your goals, financial situation, timeline, and any specific requirements you have. No forms, no commitments — just an honest chat.

Insider tips

  • Write down 3 things that matter most to you in a home before the call.
  • Don't worry if your budget feels 'too small' — let us assess what's realistic.
  • Questions are welcome. There are no silly ones.

Understand your budget

Before you fall in love with a home, you need to know what you can genuinely afford — including all the costs beyond the purchase price. We walk you through the full cost breakdown so there are no surprises.

Insider tips

  • Budget for closing costs: typically 3–4% of the purchase price.
  • Factor in moving costs, minor repairs, and 3 months of loan payments as a reserve.
  • Don't forget stamp duty, legal fees, and mortgage registration costs.

Get pre-approved for a mortgage

Pre-approval tells you exactly how much a bank will lend you — and tells sellers you're a serious buyer. We connect you with our trusted lending partners and guide you through every step of the application.

Insider tips

  • Get pre-approval before you start viewing homes. Sellers take pre-approved buyers more seriously.
  • Pre-approval is not a final commitment — you're still free to walk away.
  • We can help you compare rates across multiple banks.

Making It Yours

07
Week 6–7

Make an offer

When you find the right property, we help you craft an offer based on comparable sales data, time on market, and your negotiation position. We handle all communication with the seller — so you don't have to manage that stress.

Insider tips

  • Don't make an offer the day you view a property unless it's a competitive market — take a night to sleep on it.
  • Your offer letter should be clean and credible — pre-approval attached, short list of conditions.
  • We'll advise on a realistic opening figure based on market data, not emotion.

Week 7–8

Arrange a building inspection

Never skip a building inspection. We coordinate this for you — recommending trusted inspectors and reviewing the report with you to distinguish between minor issues and genuine concerns that need to be addressed before closing.

Insider tips

  • Budget LKR 25,000–50,000 for a professional inspection — it's always worth it.
  • Be present at the inspection. Walk through with the inspector and ask questions.
  • A report with issues isn't necessarily a deal-breaker — it's leverage to negotiate the price.

Review and sign documents

The legal process is where first-time buyers often feel most lost. We sit with you — or your solicitor — and explain every document in plain language before you sign anything. No surprises, no pressure.

Insider tips

  • Read every document — or ask us to explain it first.
  • If something feels wrong or unexpected, pause and ask. Never sign under time pressure.
  • Confirm the closing cost breakdown at least 3 days before the signing date.

Get your keys

The best part. We do a final walkthrough to confirm the property is in the agreed condition, then attend the handover with you. Then the keys are yours — and we'll be there to celebrate.

Insider tips

  • Do the final walkthrough the morning of closing, not a week before.
  • Test every switch, tap, and appliance before signing the handover form.
  • Take photos of every meter reading on the day you take possession.
